How are land units converted?
Each unit is converted to square feet first, then to the unit you want.
1 acre = 43,560 sq ft = 40 guntha = 100 cent
1 hectare = 2.471 acre · 1 sq yd (gaj) = 9 sq ft · 1 kanal = 20 marla
Why a bigha isn't the same everywhere
Bigha, biswa and katha are traditional units whose size was set locally. A bigha is about 17,424 sq ft in Gujarat, 27,000 in Uttar Pradesh, 14,400 in West Bengal and Assam, and under 7,000 in Uttarakhand, and some districts differ even within a state. Check the value used in your land records before a deal.
Official records
Land records and registration documents increasingly use hectares, acres or square metres. When buying or selling, rely on the area in the registered deed or the revenue record, not a conversion.
